What is Absorption Rate?

Have you ever heard of Absorption Rate in a neighborhood or town?  Sounds a little strange, uh?

Well, real estate agents use this absorption rate sometimes to tell approx how long it will take a house to sell.

What? Of course, there is no way to guarantee how long it will take a particular home to sell, but the absorption rate gives you an idea of how long to sell the total number of homes in that particular area.

For example:  

Let's say that we have neighborhood "XYZ' which has 35 homes for sale currently and  26 homes have sold in the last 6 months. Then what the absorption rate for this neighborhood tells us is that it will take 8 months to sell all of the current inventory.

Happy Birthday, Mama Liz

Happy Birthday to me -- I am having the most wonderful, wonderful day.

My day thus far:

  • got the best present from Boyd -- new golf cart seats and a golf cart detailing -- was so thrilled
  • ate buttered toast for breakfast (haven't had this in 6 mos -- due to WW)
  • ate 2 of Linda's homemade cookies for a snack (haven't had any of these for 6 mos either)
  • took my mugshot, of course
  • for lunch, ate my most favorite salad in the whole world (apple pecan salad at Wendys)
  • am getting ready to get myself an ice cream cone (haven't had that in 6 mos either)
  • for dinner, I am having Pizza with my wonderful, wonderful family --(yep, haven't had that in 6 mos either, Pizza, that is)

Marshall Hoge Family and ECCO gets checks

In an effort to help the community, AgentOwned Realty held a giant yard sale for the cause and raised over $5,000 to benefit the Marshall Hoge family and East Cooper Community Outreach.

Why Do I take Mugshots Almost Daily?

Why do I take mugshots almost daily? This is a very interesting question -- at least, it is one that I have asked myself many times.

A good social friend Jeremy Blanton of 210 Consulting has suggested that I stop and spend that time on some other type of social media.

Well, I thought that for awhile and did stop for a short time.  Then, the next thing I know, I'm at it again.  I rationalize that it really does not take much time at all -- it is quick and painless.

ECCO Needs Food

ECCO (East Cooper Community Outreach) is in need of food.

Based on an article in the Moultrie News today, there is an emergency need.

Notice that they are requesting rice, dried beans, black beans, kidney beans, spaghetti sauce, grits and oatmeal. I'm sure they will take other foods as well.

Have you ever been hungry? Have you ever needed the help of someone to feed your family? Have you ever needed the help of someone to clothe your family?

If you are reading this post, you probably have not been in such a need.  ECCO is such a great service to the East Cooper community.

I'll start off like this --they have legs the size of a mouse standing up on his hind legs.

A Brown Pelican -- Is it a Bird?

     Recently, I began thinking about brown pelicans -- mostly because of the property for sale at 420 Brown Pelican Dr. in St. Thomas Point. So, I asked my grandson, Wilson Antley, to do some research for me -- he then wrote the below post.

           For the sportsman, looking into the real estate market for properties near the Wando River should be a serious consideration. Along with aesthetic appeal, the Wando River is an excellent destination for any fisherman. Crabbing, shrimping, and of course general boating are also great along the Wando River.

            The fish a fisherman should most expect are brim, trout, large mouth bass, and sheephead. The marshy sections ofthe river are acceptable for fishing with grubs while trolling along the canals of the river is a particularly lucrative way of catching fish. For those wanting to take part in the real estate business around Francis Marion National forest, hunting can be a fruitful activity with the great variety of game abounding in the natural park.

SC Safe Homes -- a secret?

SC Safe Homes is a mystery to most homeowners and business owners in South Carolina.

It is amazing to me that so few people seem to know anything about this ability to save money on their homeowners or commercial insurance.

Just recently, we were able to save a homeowner over $6,000 on their homeowners insurance----what?    “You are kidding, right” is the answer that I get when someone listens to me.
  
No, I am not kidding.  The SC safe home inspection was completed by a SC Safe Home Inspector and the home was found to qualify for the highest discount -- 25%.

So, that homeowner's insurance must be expensive if we saved them over $6,000, right?

What about Blogging?

Jeremy Blanton of 210 Consulting recently held a webinar for AgentOwned Realty on "Blogging for Real Estate Leads".210 Consulting logo and Jeremy Blanton & Jason Crouch

It was excellent, by the way.

There are a few things that I wanted to reiterate:

  • blog posts should be between 300 and 800 words
  • always have at least 2 photos
  • lists (such as this one) are always good
  • use short paragraphs -- is so much easier to read
  • remember that the average reading level in the universe is 5th grade level
  • write in simple terms -- not real estate slang
  • be yourself -- write like you speak
  • be human
  • be consistent

Hot Real Estate Market -- what?

How long since you have heard the phrase "hot real estate market"?

If you were around my real estate office this weekend, you would be thinking that it is a hot real estate market in Mt Pleasant SC. 

The agent-owners have been coming and going -- meeting clients -- writing contracts -- ratifying contracts -- -ratifying contract after listing on the market for one day.

 

 

So what is selling?  After checking the Charleston Trident MLS, it appears that all price ranges are selling-- from $200,000 to over $1,000,000 -- however, the majority of sales in the Mt Pleasant area seem to be under $400,000.
