How long since you have heard the phrase "hot real estate market"?

If you were around my real estate office this weekend, you would be thinking that it is a hot real estate market in Mt Pleasant SC.

The agent-owners have been coming and going -- meeting clients -- writing contracts -- ratifying contracts -- -ratifying contract after listing on the market for one day.

So what is selling?  After checking the Charleston Trident MLS, it appears that all price ranges are selling-- from $200,000 to over $1,000,000 -- however, the majority of sales in the Mt Pleasant area seem to be under $400,000.

During the month of May the below have gone under contract in Mt Pleasant:

84 under the price of $400,000

38 between $400,000 and $750,000

3 between $750,000 and $1,000,000

7 over $1,000,000 -- 3 of these are on deep water with 4,000+ sq. ft.

Well, we have the home for you -- the dock has water, electricity and a 7000 lb. boat lift -- priced for a quick sale at $630,000

Owner is ready to move to Costa Rica.

The home is located within St Thomas Point which is a gated community.

This home is on the ocean side of the Hwy 41 bridge and is perfect for the sail boat lover. Why pay dock fees when you can dock your boat at your home.

It is indeed exciting to see my agent-owners so busy -- now, if one of them would just bring us an offer on this home, the owner would be sooooo happy.
