Presenting a List of Requested Repairs for a Contract

Mon, Apr 23rd 2012 4:41 pm by Real Estate Tips

Correct way to Present List of Requested Repairs

There are always at least 2 ways to do things -- the correct professional way and the slack way.

Buyephoto of a home inspectorr A has a ratified contract on Seller B’s property. Buyer A has managed to get a “real deal” on the property.

Buyer A is represented by Agent A and Seller B is represented by Agent B.

The ratified contract is contingent upon home inspection being satisfactory to the Buyer A.

Buyer A hires a home inspector who does a very thorough job of the inspection -- his report is full of repair items -- most of the repair items are insignificant -- things like a cracked switch plate, etc.

Agent A then submits to Agent B the home inspe...

Reflections from Mama Liz

Tue, Aug 30th 2011 4:00 pm by Inspirational

This post written on Saturday August 27, 2011.

What a beautiful day to be alive! photoof view from porch of Mama Liz

As I sit on my porch, I begin to ponder.  Boyd is inside watching golf and I'm sitting out here with nature. I'm pondering what is about this porch this intrigues me.

There is a nice warm breeze and I have such a peaceful beautiful view.

Our porch is elevated -- this makes my view even better and the breezes better.

photo - view from porch of Wilson walking in back yard

There is a lake that touches our back yard -- I can see the water thru the branches of gorgeous oak trees, many of which Boyd have planted.

I can also see my grandson, Wilson, taking one of his many walks around the property.

The tree branches swaying gently in the breeze makes for ...

Who Needs Owners Title Insurance

Mon, Aug 8th 2011 3:35 pm by Real Estate Tips

Mama Liz's introduction to Owners Title Insurance

This is a true story -- will make you think twice about turning down Owners Title Insurance. This situation took place in 2010.

There was a FSBO (for sale by Owner) sign on an ocean front lot on the Isle of Palms.  Potential purchasers (we will callFor Sale sign photo them, the Browns) called on the lot and discovered that they were only asking $500,000 when all other ocean front lots were going for pretty close to $1,000,000. The Browns got really excited- asked the "sellers" why it was being sold so low and the Browns were told that they had financial difficulty, so needed to dump the lot.  The Browns wrote a cash offer to close quickly --- they ...

What is Absorption Rate?

Tue, Aug 2nd 2011 4:59 pm by agent owner

Have you ever heard of Absorption Rate in a neighborhood or town?  Sounds a little strange, uh?

Well, real estate agents use this absorption rate sometimes to tell approx how long it will take a house to sell.

What? Of course, there is no way to guarantee how long it will take a particular home to sell, but the absorption rate gives you an idea of how long to sell the total number of homes in that particular area.

For example:

Let's say that we have neighborhood "XYZ' which has 35 homes for sale currently and  26 homes have sold in the last 6 months. Then what the absorption rate for this neighborhood tells us is that it will take 8 months to sell all of the current inventory.

Why Do I take Mugshots Almost Daily?

Wed, Jul 6th 2011 3:54 pm by People

Why do I take mugshots almost daily? This is a very interesting question -- at least, it is one that I have asked myself many times.

A good social friend Jeremy Blanton of 210 Consulting has suggested that I stop and spend that time on some other type of social media.

Well, I thought that for awhile and did stop for a short time.  Then, the next thing I know, I'm at it again.  I rationalize that it really does not take much time at all -- it is quick and painless.

Liz mugshot in July 2009

When did I start this foolishness? Well, in looking back, my very first mugshot was 7-15-2009 -- almost 2 years ago to the  day --

Then July 2010.

ECCO Needs Food

Wed, Jul 6th 2011 12:08 pm by This and That

ECCO (East Cooper Community Outreach) is in need of food.

Based on an article in the Moultrie News today, there is an emergency need.

Photo of newspaper article for ECCO needs food

Notice that they are requesting rice, dried beans, black beans, kidney beans, spaghetti sauce, grits and oatmeal. I'm sure they will take other foods as well.

Have you ever been hungry? Have you ever needed the help of someone to feed your family? Have you ever needed the help of someone to clothe your family?

If you are reading this post, you probably have not been in such a need.  ECCO is such a great service to the East Cooper community.

ECCO depends on the community to keep them supplied so that they can be there when the lesser fortunate n...

Do you have a Nupoleeon cat?

photo of Eliza Valero

photo of Eliza's handwritten post

When my granddaughter, Eliza, heard me talking with our 18 year old grandson, Wilson, about writing a post for me, she wanted to write one for me.  I told her that of course, I would love for her to be a guest writer on my blog.  So, the below is from Eliza. Thank you, Eliza.

Nupoleeon Cats

photo of Napoleon cat standing

I'll start off like this --they have legs the size of a mouse standing up on his hind legs.

photo of Napoleon cat showing the weiner dog look

The length of its body is the size of a weener  dog.

If you like untanguling nots, you would like a long hare. If you do not, you would like a short hare.

If you feed them to much thare body will lump down.

They are the only kind of cat that are sweet and not hiper.

A Brown Pelican -- Is it a Bird?

Thu, Jun 23rd 2011 5:00 pm by Educational

Recently, I began thinking about brown pelicans -- mostly because of the property for sale at 420 Brown Pelican Dr. in St. Thomas Point. So, I asked my grandson, Wilson Antley, to do some research for me -- he then wrote the below post.

photo of brown pelican on a post      For the newcomer to the South, especially for those from the northern states, the diversity of wildlife will be striking as compared to more temperate climates. Among the great number of yearlong bird residents in South Carolina is the Brown Pelican. The Brown Pelican, Pelecanus occidentalis, is the smallest of the pelicans but still a large bird that can weigh up to 12 lbs. The Brown Pelican takes advantage of its highly specialized beak...

Charleston SC -- Wando River

Sun, Jun 19th 2011 3:54 pm by Deep Water

photo of the Wando River

For the sportsman, looking into the real estate market for properties near the Wando River should be a serious consideration. Along with aesthetic appeal, the Wando River is an excellent destination for any fisherman. Crabbing, shrimping, and of course general boating are also great along the Wando River.

The fish a fisherman should most expect are brim, trout, large mouth bass, and sheephead. The marshy sections ofthe river are acceptable for fishing with grubs while trolling along the canals of the river is a particularly lucrative way of catching fish. Because the river is brackish in some areas, sea fish can also occasionally be caught in the river...
